A maintenance contract is only as good as the record it leaves behind. If you can't see what was checked, what was found, and what was fixed, you're paying for a visit, not maintenance.
Every US Builders PM visit produces a written service report for each piece of equipment: readings taken, filters and belts changed, deficiencies found, and recommended repairs with a clear priority. Facility managers get a running history of their equipment. Contracting officers get documentation that matches the performance work statement.

Equipment inventory
On a new contract, we build or update the equipment inventory: make, model, serial, age, refrigerant, and condition.
A typical PM visit covers
- Filter replacement and date tagging
- Belt inspection, tension, and replacement
- Coil inspection and cleaning
- Condensate drains, pans, and traps
- Refrigerant pressures and temperatures
- Electrical connections, contactors, and amperage draw
- Burner, heat exchanger, and flue inspection

Service contracts for agencies
We respond to maintenance and repair solicitations for federal and state facilities, including recurring PM contracts, blanket purchase agreements, and on-call repair awards. We price the PM scope clearly and quote repairs separately with a not-to-exceed amount, so there are no surprises on your invoice.
Remote sites are not a problem. Ranger stations, field offices, and rural facilities often go without regular maintenance because they're hard to reach. We plan routes and stock parts so a remote visit is as thorough as one in town.

Do you offer emergency service?
Customers on a maintenance agreement get priority scheduling for breakdowns. Call (916) 743-7802 and tell us what's going on, and we'll get a technician moving.
Can you take over maintenance from another contractor?
Yes. On the first visit we inventory and assess every unit, so you start the new contract with an accurate picture of what you have and what condition it's in.
Do you service all brands?
We service the major commercial and residential brands. For proprietary controls or specialty equipment, we'll tell you up front if a factory technician is needed.
