Controls & Energy Upgrades

Often the cheapest energy savings in a building aren't new equipment. They come from making the equipment you already have run only when, and only as hard as, it needs to.

Smarter systems, lower utility bills

We walk into a lot of buildings where the HVAC runs around the clock, economizers are stuck shut, and thermostats have been set to 68 °F with the cover locked since 2009.

None of that shows up as a breakdown, so nobody fixes it. It just shows up on the utility bill, month after month. Federal and state agencies are also under real pressure to cut energy use in the buildings they already own. Controls and efficiency upgrades are one of the most cost-effective ways to get there, and they're work we do well.

What we do

Thermostats & zone controls

Programmable and networked thermostats, occupancy-based setbacks, and zoning that matches how the building is actually used.

Building automation tie-ins

New equipment integrated with the existing BAS, plus points, sequences, and schedules set up and verified, not just wired.

VFDs & motor upgrades

Variable frequency drives on fans and pumps, and high-efficiency motor replacements that pay back in reduced run cost.

Economizers & outside air

Repair or replacement of failed economizers, so the building uses free cooling when outdoor conditions allow.

Our approach

Look at how the building really runs

Schedules, setpoints, trend data if it exists, and a walk-through of the equipment. We find the waste before proposing a fix.

Prioritize by payback

We separate the quick fixes from the capital projects, so you can spend the budget where it does the most good.

Install and verify

After the work, we test the sequences: setbacks happen, economizers modulate, and alarms reach the right people.

Hand it over in plain language

Facility staff get a clear write-up of the schedules and setpoints, and how to change them without undoing the savings.

Title 24 compliance. In California, many control and equipment changes trigger Title 24 energy documentation and acceptance testing. We build those requirements into the scope and schedule from the start.

Questions we hear often

Do we need to replace our equipment to save energy?

Not always. Fixing schedules, economizers, and control sequences on existing equipment is often the fastest payback. When equipment is truly at end of life, we'll tell you, and help you plan the replacement.

Can you work with our existing building automation system?

In most cases, yes. We integrate with common open-protocol systems. If your system is proprietary, we coordinate with the vendor's technicians and handle the mechanical side ourselves.
